Flood insurance

The Gulf-coast coverage you can’t skip.

In St. Petersburg, water is the lifestyle — and the risk most policies quietly leave out. Flood insurance is the coverage coastal homeowners can’t afford to go without.

The common gap

The gap almost everyone has.

Standard homeowners insurance does not cover flood damage — and on this coast, flooding is not a rare event.

Whether you’re in a high-risk zone or simply near the water like most of us, Tyler helps you understand your flood risk and put the right policy in place before storm season — not after.

What it covers

What flood insurance protects.

Building property

Foundation, walls, electrical, plumbing, HVAC, and built-in appliances.

Contents coverage

Furniture, electronics, and belongings damaged by rising water.

Storm surge & named-storm water

The coastal flooding a standard home policy simply won’t touch.

Debris removal

Helps with the cleanup costs after floodwater recedes.

Why it matters here

A few inches of water, tens of thousands in damage.

It doesn’t take a hurricane — heavy rain, king tides, and surge all push water where it doesn’t belong. Flood policies also carry a typical 30-day waiting period, which is exactly why the time to put one in place is well before the forecast.

Good to know

A few things worth knowing about flood.

Flood works differently than your other coverage. Here’s what Tyler wants every coastal client to understand.

  • Standard home policies exclude flood
  • Policies have a typical 30-day waiting period
  • High-risk zones may require it for a mortgage
  • Both building and contents can be covered
  • Even “low-risk” areas flood
  • Tyler can check your property’s flood zone

Good questions

Flood, answered.

Doesn’t my homeowners policy cover this?
No. Flood damage is specifically excluded from standard homeowners policies. It requires a separate flood policy — which is exactly why so many coastal homeowners are unknowingly exposed until it’s too late.
I’m not in a high-risk flood zone. Do I still need it?
A large share of flood claims come from outside high-risk zones. Coverage is often more affordable than people expect in lower-risk areas, and Tyler can check your specific flood zone and options.
How soon does flood coverage take effect?
Flood policies typically have a 30-day waiting period before coverage begins, so it can’t be bought once a storm is on the way. The right move is to put it in place well ahead of season.
